We issue building permits responsibly and swiftly, ensuring the complete legality of the building. Obtaining a permit is not a simple bureaucratic formality; it requires experience and knowledge and is one of the most critical points of construction. Simply having a building permit issued does not guarantee the legality of the building. As permits are now issued electronically, there are two ways to issue them. The first, easier, but riskier way, is at the engineer's responsibility without any control from the urban planning department, which may lead to legality checks years later with the risk of identifying illegalities and irregularities. The second approach involves an inspection by the urban planning department. This process is significantly more challenging but clearly more correct, and it is the method we choose. This ensures that the client is protected from “gray areas” in legislative interpretation, potential differing opinions among urban planning engineers, and future inspections by audit mechanisms.
Additionally, by thoroughly understanding urban planning legislation, we can take advantage of it to benefit our client by increasing the building's area, height, etc.
Depending on the client's choice, we undertake either complete or partial supervision, oversight, and construction of the building. We offer clients the option to choose their preferred collaboration mode.
Basic Supervision: Aimed at experienced builders-clients, it includes essential supervision elements and procedures for electricity and water. Clients choose their own crews, construction techniques, materials, etc.
Full Supervision: We build and deliver the building turnkey, relieving clients from any involvement and procedures. Having constructed hundreds of properties, we have the experience and expertise to create a truly modern building. The materials we use are carefully selected to meet all specifications. Our crews, with whom we have long-term partnerships, are selected under the strictest criteria, working passionately, which is very important. Our experienced engineers and foremen are constantly on-site, providing full supervision and organization of the construction site. The cost of the permit is essentially the fees of the engineers who prepare the studies and is calculated according to the requirements and difficulty of the project. Different difficulty levels, for example, a complex of maisonettes compared to an apartment building with identical apartments per floor, or a building on a level plot compared to a similar building on a very sloped plot. Similarly, a building with super-high aesthetics requires more diligence than a simpler one.
The supervision cost is determined according to the size and difficulty of the project and is agreed upon as a specific amount, not as a percentage of the construction cost, which is the usual practice.

To construct a building takes an average of 18 months. If we add the time for the design and the building permit, it reaches 21-22 months. There is no way to know the cost of materials so far in advance.

The above prices include floors with tiles up to €20/sqm, thermal insulation 7-8 cm, heat pump with floor fan coils, no false ceilings, white thermal break frames, etc. The cost of landscaping, fencing, etc., which varies depending on the size of the plot and the choices (e.g., type of railing, height of the fence, etc.) is not included.
